Canvas is a 19-unit property located in an opportunity zone in Bradenton, FL that we acquired in July 2024. We are currently working on plans to redevelop the site to a 25-unit townhome community. In place incomes of approximately $20,000 per month allows us to provide a return to investors during the planning stage of redevelopment. Once completed we estimate the townhomes will bring in $70,000 per month. This is a qualified opportunity zone deal, which we plan on holding 10+ years.
Driftwood Apartments
We acquired Driftwood Apartments in August 2024. At acquisition, this property was operating as an extended-stay motel with rents averaging $1,100 paid weekly. Our plan is to renovate all units and convert the residents to annual leases. We will be marketing this property as moderate-income housing with high-quality units at an affordable price. We are projecting a 20% AAR and 2.0x Equity multiple for our investors.
